up budget (fixed and variable costs), and market
analysis for property

monthly/annual bills (management, property tax, insurance,
electrical, phone, propane, HOA
and security fees.
- To maintain accurate, precise records for better control
and reconcile all data for the property owner and make
monthly reports.
- Manage,
collect and deposit all rental fees
- Represent owner if needed in HOA meeting
- Handle
all negotiations for short and long term leases
- Provide legal advise through our legal representatives
- Supervise and monitor security services
- Install
and maintain first aid kits, smoke and carbon monoxide
detector
- Set up and supervision of routine preventative
and corrective maintenance programs, to
name a few - Water purifications systems, water pumps
(recirculation), boilers, cisterns, power generators,
solar panels, interior and exterior painting, pools and equipment, A/C equipment, audio/visual equipment,
marble/granite counter tops and floors, wrought iron
furniture and fixtures, cabinet doors and main doors,
automotive, garage doors, security systems, electrical and
plumbing, wood beams/fences and outdoor furniture.
- Landscaping - (daily maintenance, removal of debris and
fertilizing), Trimming, removal of cuttings, planting and transplanting, regular fertilizing, fumigation
(organic or conventional), outdoor lighting, night light
check and palm tree trimming.
- Landscape lighting
- Interior and exterior fumigation
- Housekeeping - light
cleaning, full and deep cleaning
, Inventory control of all cleaning supplies in order to
maintain low costs.
- Trash removal
- General area cleaning -
Window washing, power washing of pool and common areas,
